BNL starts two build-to-suit projects worth $23M in Manor, TX

Broadstone Net Lease, Inc. (NYSE: BNL) has begun construction on two build-to-suit retail developments in Manor, Texas, one for Hobby Lobby and one for Academy Sports, according to a company press release. The two projects together represent approximately $23 million in total estimated investment.

Both properties will each span 55,000 rentable square feet. Construction started in August 2026, with both projects targeted for stabilization in June 2027. Each carries a 15-year lease term.

The Hobby Lobby property has an estimated total project investment of $10.3 million, with $1.6 million already deployed and $8.7 million remaining. Its estimated cash capitalization rate is 7.1%,

VICTOR, N.Y.--(BUSINESS WIRE)-- Broadstone Net Lease, Inc. (NYSE: BNL) (“BNL”, the “Company”, “we”, “our”, or “us”), announced today that we have secured the land and started construction on two additional build-to-suit developments for Hobby Lobby and Academy Sports, both of which were directly sourced, off-market transactions, and are expected to deliver in the second quarter of 2027.
