Starwood Capital, Trinitas Ventures form student housing JV
Starwood Capital Group and Trinitas Ventures have formed a joint venture to develop three purpose-built student housing communities totaling 2,046 beds near major U.S. university campuses, according to a press release.
The partnership has closed on three sites — Atmosphere Pittsburgh, Atmosphere Norman, and Atmosphere on Mifflin — serving the University of Pittsburgh, University of Oklahoma, and University of Wisconsin-Madison, respectively. All three communities are targeted for delivery in summer 2028.
Atmosphere Pittsburgh, at 217 Halket Street in Pittsburgh's Oakland neighborhood, will deliver 672 beds across 326 units with more than 30,000 square feet of amenity space. The University of Pittsburgh's 2025 freshman class grew by 1,274 students, while the market's purpose-built beds-to-enrollment ratio stands at 8%.
Atmosphere Norman, at 310 E. Boyd Street in Norman, Oklahoma, will deliver 677 beds with more than 13,700 square feet of amenity space. The University of Oklahoma's Norman campus enrolled a record 32,662 students in fall 2025, its fifth consecutive year of record enrollment.
Atmosphere on Mifflin, at 619 W. Mifflin Street in Madison, Wisconsin, will deliver 697 beds across 264 units with more than 15,000 square feet of amenity space. The development will incorporate the historic 32-bed Wiedenbeck Apartments. UW-Madison's enrollment has grown 2.6% annually since 2020, with an off-campus purpose-built beds-to-enrollment ratio of 18%.
"Student housing at leading universities offers durable, needs-based demand and attractive risk-adjusted returns, particularly in markets where new supply has failed to keep pace with enrollment growth," said Qahir Madhany, Managing Director and Head of Acquisitions, Americas, at Starwood Capital.
Loren King, CEO and co-founder of Trinitas Ventures, said the partnership is designed to deliver communities across three university markets through what he described as disciplined market selection and integrated execution.
Newmark's student housing team, led by Executive Vice Chairman Ryan Lang, arranged the joint venture. Starwood Capital manages Starwood Property Trust (NYSE: STWD) and has approximately $130 billion in assets under management. Trinitas Ventures has developed nearly $3 billion in residential communities nationwide.
