September 30, 2026 12:17 PM EDT

NEW YORK--(BUSINESS WIRE)-- DivcoWest, a DivCore Capital company and national commercial real estate investment firm, announced 325 Hudson Street, a multitenant AI tech hub in Hudson Square, has reached 100% occupancy following a spate of recent leasing.

The last remaining space in the 10-story, 220,000 s.f. building was taken up by Flourish, an AI start-up building human-level intelligence with human-level efficiency, Moment, the AI partner for investment management, and a life sciences enterprise currently in stealth mode.

These leases highlight the building’s growing momentum among innovation-focused users seeking flexible, high-quality space in what is regarded as one of New York City’s most dynamic emerging AI technology districts, Hudson Square.

"AI innovators are not just settling in San Francisco. New York is clearly the second most popular market in the country with 2.8 million square feet of active AI demand. Meanwhile, cities like Austin, Boston, and Seattle are witnessing the early shoots of AI expansion,” said Gregg Walker, President, DivcoWest Real Estate Asset Management. “DivcoWest has always believed that the right environment unlocks the right ideas, and we are proud to be the trusted partner that today's ambitious companies rely on wherever they execute their business plans and as they scale."

The leases complete a growing roster of innovation-oriented activity at 325 Hudson and demonstrate the broader evolution of Hudson Square from a historic media and creative district into a center for technology, science, and next-generation business. Other tenants include H5 Data Centers, co-working operator Industrious, Embassy Row Productions, and Jones Trading Institutional Services.

Paul Amrich, Neil King, Brooke Dewing, and Kelly Tipton of CBRE represented DivcoWest, with Bill Harvey, John Cahill, and Thomas Burrus of JLL serving as life science advisors.

Moment was represented by Josh Berg of Newmark. Flourish was represented by Billy Janetschek, Nicholas Hein, and Matthew Derose of Nomad. The stealth life science tenant was represented by David Stockel and Taylor Walker of CBRE.
