Morgan Stanley analyst Adam Kramer initiates coverage on Lennar (NYSE: LEN) with a Underweight rating and a price target of $65.00.

The analyst comments: “Lennar (LEN) is one of the largest US homebuilders, ranking No. 2 by 2025 closings and No. 1 by home sales revenue. Founded in 1954, LEN has delivered more than 1mn homes and serves buyers across entry level, first time, move up, active adult and luxury segments. Its operations span homebuilding, financial services, multifamily, single family rental related investments, and technology and strategic investments, while its land strategy has shifted increasingly asset light through greater use of land banks, options and the Millrose spin off. Growth has come through both organic expansion and acquisitions, including CalAtlantic and Rausch Coleman, which broadened LEN’s geographic reach and lower price point exposure.

LEN is pursuing the most aggressive asset light shift in the group, using the Millrose spin off, land banks and options to reduce capital intensity and improve inventory turns and ROIC. The opportunity is for stronger free cash flow and returns even at lower gross margins, while the risk is that higher finished lot costs and sustained incentives offset part of the benefit. Near term, margin recovery depends on incentive normalization, lower costs and faster cycle times.

LEN’s asset light shift should improve inventory turns, reduce capital intensity and support higher returns, but the key question is whether land bank fees, option premiums and finished lot costs offset too much of that benefit. Near term, margin recovery also depends on buyer affordability, incentive normalization, lower construction costs and faster cycle times; if incentives remain structurally elevated, LEN may sustain volume but at lower gross margins.”
